What the jargon means
Originator Compensation — the broker's fee for arranging your loan (2% of the loan amount), shown here as a closing cost.
FHA Upfront MIP (UFMIP) — a one-time FHA insurance premium of 1.75%, almost always financed into the loan rather than paid in cash (the "Less: UFMIP Financed in Loan" line gives it back).
VA Funding Fee — the VA's one-time program fee; waived with a service-connected disability rating of 10%+.
Monthly MIP / PMI — monthly mortgage insurance. FHA's MIP typically runs the life of the loan; conventional PMI drops off at 20% equity.
Tax Service Fee — covers the service that confirms your property taxes are paid correctly over the life of the loan.
Rate Buy-Down — optional points paid at closing to lower your rate; 1 point = 1% of the loan amount.
